Ryan Hanks is the Founder and Chief Executive Officer of Madison Capital Group. Since founding the firm in 2009, he has led its growth into a vertically integrated real estate investment and development firm with a diversified platform spanning multifamily, self-storage, industrial, marinas, retail, and other operating businesses. 

With more than 24 years of commercial real estate experience, Ryan has been involved in more than $11 billion in commercial real estate transactions. Prior to founding Madison Capital Group, he held leadership roles in multifamily acquisitions and development, sourcing and executing investment opportunities throughout the Mid-Atlantic and Southeast.

Ryan studied Business Administration at Liberty University and is an active member of the Palm Beach Chapter of Young Presidents' Organization (YPO) and the Urban Land Institute (ULI).

Ken Carpenter is the President and Chief Investment Officer of Madison Capital Group, leading the firm's real estate investment management business and guiding its overall strategic direction.

Ken brings more than 25 years of institutional real estate experience to his role. Prior to joining Madison Capital Group, he led Greystone's expansion into the investment management space through the acquisition of a leading multifamily operator. Before Greystone, Ken oversaw the real estate investment management platform at Cantor Fitzgerald and served as President of a publicly registered, non-listed REIT.

Over the course of his career, Ken has directed the strategy and execution of multiple institutional platforms — acquiring, lending, financing, and managing more than $14 billion in commercial real estate across 22 million square feet of industrial, office, healthcare, retail, and multifamily properties.

Ken holds an M.B.A. from Wake Forest University Graduate School of Management and a B.S. in Computer Science from Rochester Institute of Technology.

Christine Russo is the Chief Operating Officer of Madison Capital Group, overseeing day-to-day operations across the firm's full platform, including multifamily, self-storage, commercial, marina, and construction verticals, as well as corporate functions. She brings nearly three decades of real estate operations and asset performance experience to the role.

Since joining Madison Capital Group in 2020, Christine has been central to scaling the platform, directing lease-up strategies, optimizing asset performance, and building high-performing teams across all business lines. Her operational leadership has been a driving force in the firm's disciplined growth as it expands across high-growth markets nationwide.

Christine holds CAM and CAP certifications, a North Carolina real estate license, and is an active member of the Greater Charlotte Apartment Association.

Matt Wilcox serves as Executive Managing Director and Development Partner for Madison Communities, overseeing multifamily development activities throughout Florida.

With nearly two decades of real estate experience, Matt has participated in multifamily investment sales, development land transactions, and debt and equity placements totaling more than $9 billion. Prior to joining Madison, he was Managing Director at Berkadia Florida, where he co-led the Central and North Florida multifamily capital markets team. He previously held roles with JLL and Newmark.

Matt earned a B.S. in Social Sciences from Florida State University.

Andrew Butcher serves as Executive Managing Director for Madison Communities, where he leads multifamily development and investment activities across Georgia and Tennessee. He oversees all aspects of development within his assigned markets, including site identification, underwriting, design and construction oversight.

Prior to joining Madison Communities, Andrew served as Vice President of Development at TWO Capital Partners, where he led build-to-rent and multifamily development initiatives throughout the Southeast.

Previously, he worked at Alliance Residential, focusing on project sourcing and development management. Over the course of his career, Andrew has overseen the development of more than 5,000 multifamily units.

Andrew earned a B.A. in Real Estate from the Terry College of Business at the University of Georgia.

Thomas Dorsett serves as Executive Managing Director for Madison Communities, where he leads the growth, performance, and execution of the multifamily development platform across North Carolina and Virginia. He oversees the full investment and development lifecycle, including sourcing, underwriting, acquisition, entitlements, design, permitting, financing, construction, lease-up, stabilization, and disposition or recapitalization. Thomas also provides executive oversight of the development pipeline, project performance, market conditions, and anticipated project starts.

Thomas joined Madison in 2021, initially focusing on multifamily investments before transitioning to development. Prior to joining Madison, he was a member of the investments team at LMC, supporting capital markets and portfolio management for two build-to-core funds with more than $3.5 billion in equity commitments. Earlier in his career, Thomas worked in Real Estate Capital Markets at Regions Bank, where he contributed to the origination of more than $400 million in Fannie Mae DUS loans.

Thomas earned a B.A. from the University of North Carolina at Chapel Hill.

Gil Gonzalez serves as Executive Managing Director for Madison Communities, where he leads multifamily development and investment activities across the western and mountain states, with a particular focus on Phoenix. He oversees all aspects of development within his assigned markets, including site identification, underwriting, design and construction oversight.

Prior to joining Madison Communities, Gil led multifamily development operations across the Southwest for Ryan Companies, overseeing acquisitions, entitlements and the execution of ground-up multifamily communities.

Previously, he helped establish Greystar’s Los Angeles development office as the firm expanded its ground-up development platform. During his tenure, he sourced, entitled, completed and sold more than a dozen multifamily development projects.

Gil earned an M.S. in Real Estate Development from Columbia University and a Bachelor of Science in Urban and Regional Planning from California State Polytechnic University, Pomona

Ross Rabun serves as Executive Managing Director for Madison Communities, where he oversees multifamily development activities across South Carolina.

Prior to joining Madison, Ross was Associate Vice President of Development at Lifestyle Communities, where he led mixed-use multifamily and retail development activities across the Carolinas. His experience spans site acquisition, design, construction management, lease-up, asset management, and disposition.

Ross earned a B.B.A. in Finance from the University of Georgia.

Rook Verdone serves as Managing Director of Multifamily Investments for Madison Communities, where he leads underwriting and transaction execution across multifamily and build-to-rent development, acquisition, and refinance opportunities. Since joining Madison in 2022, he has overseen more than $1.2 billion in new deal volume.

Prior to joining Madison, Rook was an Acquisition Associate at ArborCrowd, focusing on LP equity investments in multifamily and build-to-rent opportunities. He began his career with Balfour Beatty Construction in project management.

Rook earned a B.S. in Construction Science and Management from Clemson University and an MBA from UNC Kenan-Flagler Business School with a concentration in Real Estate Finance and Development.

Collin Ross serves as Senior Vice President of Portfolio Management for Madison Communities, where he oversees portfolio strategy and asset performance across the multifamily portfolio.

With more than 15 years of multifamily experience, Collin has led investment strategies spanning acquisitions, value-add renovations, and development, representing more than 15,000 units nationwide. Prior to joining Madison, he held roles with RealPage, Encore Capital Management, and Trade Street Residential (NASDAQ: TSRE).

Collin earned a B.S. in Finance from the University of Florida and an MBA from the University of Miami. He is a member of the National Multifamily Housing Council (NMHC) and the National Apartment Association (NAA).

Natalie Edeburn serves as Director of Multifamily Asset Management for Madison Communities, where she oversees performance strategy for an approximately 6,000-unit multifamily portfolio and development pipeline.

With more than 25 years of multifamily experience, Natalie has held leadership roles across asset and property management. Prior to joining Madison, she was Vice President of Property Management at Fidelio Management / BVO Capital and previously held leadership roles with RKW Residential, Pegasus Residential, and Greystar, overseeing multifamily portfolios across the Southeast.

Natalie holds the Certified Apartment Portfolio Supervisor (CAPS) designation, a North Carolina Real Estate Broker’s License, and a South Carolina Property Manager License.

Peter Bryant serves as Investment Associate for Madison Communities, where he focuses on underwriting and transaction execution across multifamily and build-to-rent development, acquisition, and refinancing opportunities.

Prior to joining Madison in 2026, Peter was a member of CBRE’s multifamily investment sales team, where he advised clients on capital markets and sell-side transactions throughout the Carolinas.

Peter earned a B.A. from Wake Forest University.

Rachael Anderson serves as Vice President of Operations for Madison Communities, bringing 20 years of multifamily industry experience to her role. She oversees portfolio performance and operational strategy across the company’s multifamily portfolio.

Rachael began her career in leasing and advanced through on-site and regional leadership roles, building extensive experience in revenue management, expense control, team performance, lease-up strategy, and asset positioning. Prior to joining Madison, she was a Multi-Site Manager with Greystar, where she led lease-up and repositioning strategies across the Charleston market.

Rachael earned an M.S. in Clinical Counseling from The Citadel and is a licensed Property Manager in Charge in South Carolina.

Ruthann Curry serves as Operations/Yardi Support Manager for Madison Communities, supporting property operations and technology across the company’s multifamily portfolio. She brings experience across stabilized and lease-up communities, with a particular focus on training and operational support.

Throughout her multifamily career, Ruthann has advanced through a variety of property management roles and has been recognized by the Charleston Apartment Association with several industry honors, including Leasing Professional of the Year, Direct Member of the Year, Board of Directors Member of the Year, and Corporate Professional of the Year. She also participated in the association’s Leadership Experience Through Active Development (L.E.A.D.) program.

Ruthann is actively involved with the Charleston Apartment Association and serves as Vice President of its Board of Directors.

Kea Ewart serves as Regional Manager for Madison Communities in Florida, where she oversees operational performance, team development, and financial execution across multiple communities.

With more than 20 years of multifamily experience, Kea brings expertise in sales strategy, absorption management, resident engagement, compliance, and property operations. Throughout her career, she has led communities through lease-ups, transitions, and performance improvement initiatives while developing and mentoring high-performing teams.

Kea’s operational approach emphasizes occupancy, expense management, team performance, and resident experience to support long-term asset performance.

Joy Fann serves as Regional Manager for Madison Communities, bringing more than 13 years of multifamily experience across lease-up, stabilized, student housing, and renovation-focused assets.

Throughout her career, Joy has developed expertise in lease-up and stabilization strategies, property operations, team development, leasing, and resident engagement. Her industry recognition includes Greystar Pillar Awards for People and Teamwork and the Apartment Association of Greater Columbia’s Association Team Member of the Year award. Under her leadership, Madison Harper Place was named Community of the Year at the Charleston Apartment Association’s 2023 Diamond Awards.

Joy earned a B.A. in Psychology from the University of South Carolina Aiken.

Victoria King serves as Regional Manager for Madison Communities, bringing more than 15 years of multifamily experience across multi-state portfolios, new development lease-ups, property improvements, and stabilized operations.

Throughout her career, Victoria has led initiatives focused on occupancy growth, resident retention, revenue performance, and property improvement strategies. Her experience includes budget and revenue management, talent development, operational compliance, renovation oversight, reputation management, and resident engagement. She has also led portfolio-wide initiatives designed to strengthen community engagement and support occupancy and revenue goals.

Victoria was named the Upper State Apartment Association’s 2020 Property Manager of the Year and was nominated for the Greater Charlotte Apartment Association’s 2025 Regional Manager of the Year Award.

Laura Naron serves as Regional Manager for Madison Communities, where she oversees communities across North Carolina, Virginia, and Tennessee, with responsibility for operational performance, team development, and financial execution across her portfolio.

With more than a decade of property management experience, Laura brings a broad background in multifamily operations and leadership, with extensive experience in the Raleigh-Durham market. During her time with Madison Communities, she previously served as Regional Transitions Manager before advancing to her current role.

Laura’s experience includes operational strategy, process improvement, financial performance, portfolio transitions, and team development. She focuses on driving operational consistency and accountability while supporting the long-term performance of the communities under her management.

Kim Upton serves as Regional Manager for Madison Communities, where she oversees the company’s North and South Carolina portfolio. She brings more than 18 years of property management experience across multifamily, mixed-use, and new-construction lease-up communities.

Throughout her career, Kim has managed the physical, financial, and administrative performance of properties across South Carolina, Tennessee, Georgia, Florida, and Texas. Her experience also includes value-add renovations, dispositions, acquisition due diligence, and new-construction lease-ups.

Kim holds CAM and CPO certifications and is a National Apartment Leasing Professional (NALP) instructor. She is actively involved with the Greater Charlotte Apartment Association and the Upper State Apartment Association.
